Snake River Landing is also focused on investment value for building and business owners. The community has a master property owners association and a design review board that function to maintain quality and consistency throughout the large development. Due to the diversity of industries and businesses seeking a location in Idaho Falls, Snake River Landing offers a variety of deal types, including retail and office space for lease, ground leases, build-to-suit opportunities and land sales. These are just some of the reasons why Snake River Landing has caught the attention of local, regional and national business.
In 2021, Snake River Landing welcomed several new businesses, including The Advocates Personal Injury Attorneys, Berkshire Hathaway Home Services Silverhawk Realty Group and Stukent just to name a few. Snake River Landing’s newest restaurant, Hokkaido Ramen House also opened its doors in 2021. Offering a diverse selection, Hokkaido’s menu includes traditional Japanese ramen, appetizers, sake and boba teas. Snake River Landing is now home to over 45 different companies and has a daytime population of over 1,000 employees.
Perhaps the most anticipated 2021 event was the groundbreaking of the future Mountain America Center.
In 2018, Ball Ventures completed a donation of 23 acres of land for the multi-use event center. This donation was a continuation of Allen Ball’s vision of Snake River Landing being an avenue for giving back to the Idaho Falls community.
“Snake River Landing would not exist if Allen Ball wouldn’t have had the vision to acquire a huge eye sore this site once was. It was an old gravel pit and was a black eye on one of the regions and Idaho’s best assets—The Snake River,” said Cortney Liddiard, CEO of Ball Ventures. “It was through Mr. Ball’s intuition and vision that Snake River Landing was born. It was his desire to give back to the community that has done so much for him, his family and his business that was the motivation behind it.”
Once completed, the Mountain America Center will have seating for up to 6,000 and will host an array of public events including large trade shows, business conventions, performing arts and concerts. The event center will also be the home to the new Idaho Falls junior hockey team, whose name will be announced in the following months. The completion of the Mountain America Center is scheduled for late fall.
Along with the completion of the Mountain America Center, construction for a new Mountain America Credit Union will also commence within Snake River Landing in 2022. The new credit union branch will be conveniently located on the corner of Snake River Parkway and Sunnyside Road. This marks the second Mountain America Credit Union branch within Idaho Falls and the fifth within the Southeast Idaho region.
Snake River Landing will also be welcoming Moose Ridge Coffee Co. to the development in 2022. Long-time Idaho Falls resident Kimberly Floyd and her family were inspired by the wild Snake River, and the majestic wildlife of the area. That inspiration, along with their passion for really great coffee became the vision of a “craft coffee” shop in Idaho Falls. Their menu will be simple, yet elevated, ensuring only the highest quality ingredients are used in their coffee, tea, and food offerings. Moose Ridge Coffee Co. will provide a comfortable atmosphere within Snake River Landing, delicious coffee, and seeks to inspire you for your next adventure.
In keeping up with the demand, Snake River Landing has started pre-leasing another office/retail building along Pier View Drive. For businesses looking for office space a little closer to completion, Snake River Landing’s newest 60,000 square foot, class-A office building (The Knolls) is a must-see.
Throughout the years, Snake River Landing has steadily become one of the area’s go-to locations for businesses and customers alike.
